CASTLE HILL | MULTI-RESIDENTIAL CONCEPT STAGE

 

A concept design study for three different sites in Castle Hill. Each site offered various opportunities and constraints, which were mapped against the various draft controls applicable to the precinct. 

A series of massing proposals were generated for each site, each of which was then tested against a development massing matrix. This matrix included categories for building setbacks, separation, floor plate size, gross floor area, orientation, solar access, cross ventilation, open space, site access, site permeability, view potential, social inclusion, place making and urban form.

The highest scoring building envelopes were then further tested and refined to maximise the gross floor area and potential yield of each site. A series of images were produce for the most sensitive of the three sites to better understand the potential urban outcome and as a percussor to consultation with the LGA.       

Each site study was completed in under a week, a very rapid time frame that allowed the client to proceed towards site acquisitions with a far higher degree of certainty than they previously possessed.
